How disruptive is an asbestos survey?

Depending on your property type (commercial or residential) and the reasons for having a survey undertaken, we will advise you on which of our five different asbestos surveys is the most appropriate.

Some asbestos surveys are non-destructive and primarily involve checking surfaces such as floors and ceilings.

Other asbestos surveys are destructive by necessity, such as the Renovation and Demolition Survey, which requires us to gain access to every area of the property which can require damaging the structure of the property.

The duration of an asbestos survey depends entirely on the type of survey and the size of the property. The larger the property is and the more intrusive the survey is, the longer a survey will typically take.

What happens if asbestos is discovered in a survey?

When an asbestos survey has identified the presence of asbestos-containing materials (ACM's) in a property, they will either need managing or removing.

The appropriate course of action will mostly be determined by the condition of the asbestos that has been found. Where asbestos is present, but in good condition, it can be appropriately managed and remain in place.

Businesses have a legal obligation to create an asbestos register that specifies, amongst other things, the location and condition of asbestos in their building.

Whilst the same legal requirement does not exist for residential property owners and tenants, if hazardous asbestos is identified in a survey, the asbestos needs removing and disposing of at an asbestos waste depot as soon as possible.

The 5 types of asbestos survey...

1. Material Testing Survey

Identifying asbestos isn’t a case of simply visually assessing materials that are suspected of containing asbestos. During a testing survey, one of our qualified surveyors will remove a sample of material, which will then be tested by an independent UKAS accredited lab.

All samples are thoroughly examined by external, experienced, and highly trained analysts in accordance with all relevant HSE Guidance Notes (HSG 248 and HSG 264).

The process requires advanced equipment and the latest best practice procedures certified to the ISO 9001:2000 quality standard, making use of stereo and polarized light microscopy to identify asbestos in a full range of materials.

You will be provided with the results of the testing survey typically within 48-hours, informing you if your property contains asbestos and the types of asbestos that have been identified.

2. Residential Property Survey

Our residential property survey is the ideal solution for people moving house who want to check for asbestos before completing a purchase, insurance compliance where asbestos needs to be checked for before a policy is approved, and landlords who want to operate in a compliant way.

Although asbestos is no longer used for house building in the harmful way it once was, it is estimated that as many as 70% of homes in the UK still contain some form of asbestos.

Undertaking a home buyer survey will put your mind at ease that the property you are going to be living is presents a safe and healthy environment.

In the event that asbestos is identified, our detailed asbestos survey report will allow you to make an informed decision about the property with a clear understanding of the risks posed by the asbestos, how best to manage it, and any associated costs.

3. Management Survey

Asbestos management surveys are designed to help businesses and commercial property owners comply with the latest asbestos regulations. In light of the high mortality rates resulting from exposure to hazardous asbestos, compliance is a legal requirement.

Our management survey ensures that, where asbestos is present in a commercial or industrial property, people are not harmed by the asbestos-containing materials (ACM), that the ACM is maintained in good condition, and that nobody disturbs it by accident.

Management surveys require some minor intrusion and disturbance in order to appropriately test ACM.

Following the completion of a management survey, a detailed survey report is provided stating the types of asbestos identified, location, extent, condition, and any surface treatment; along with recommendations for the ongoing management of the asbestos.

4. Reinspection Survey

Whilst many businesses and commercial property owners undertake an initial Management Survey, they often aren't aware that of their legal obligation keep the asbestos register up to date.

The Health and Safety Executive (HSE) specify that one aspect of this is ensuring that any asbestos-containing materials (ACM) identified in the original Management Survey are checked at least once a year to ensure their condition hasn't deteriorated.

By checking the condition of ACMs every 6 - 12 months, businesses are able to quickly identify any degraded or damaged asbestos that could be causing harm to occupants of the property, and react appropriately by scheduling any remedial works required.

5. Refurbishment & Demolition Survey

When a building is due to undergo refurbishment, or is going to be demolished, a Refurbishment & Demolition Survey must first be carried out.

These surveys are an intrusive type of asbestos survey, as we are required to gain access to all areas of the entire building, including those that are hard to reach.

The purpose of the survey is to identify all asbestos-containing materials (ACM) so they can be removed as far as reasonably practicable prior to work commencing. In the case of smaller renovation projects, this could involve the removal of partitions and walls.

Unlike other asbestos surveys, Refurbishment & Demolition Surveys are primarily concerned with locating ACMs as opposed to the condition of them. Only when the asbestos is going to remain in place for an extended period of time will a condition report need to be carried out.
